Our Client in Leighton Buzzard are seeking a Conveyancing Solicitor/Head of department specialising in Commercial and Residential work with a minimum of 5 years PQE to join their successful and highly regarded team. 
 
Job Description 
 
Provide a high standard of service for the Conveyancing clients of the firm and for clients from other areas of work within the private client department when required. The following list includes the tasks required to fulfil the job role. This list is intended as a general guideline and is not exhaustive. 
 
Sale – drafting contract packs and dealing with enquiries raised by the Buyer’s solicitors. Preparing the file for exchange of contracts. Dealing with all pre-completion and post-completion matters to include obtaining redemption statements and preparing completion statement. Also dealing with the removal of restrictions. 
 
Purchase – requisitioning searches and building survey with valuation. Raising enquiries on the contract papers. Drafting contract report and preparing the file for exchange of contracts. Liaising with insurance broker and client to obtain buildings and contents insurance quotations. Dealing with all pre-completion and post-completion matters to include registration formalities and registering restrictions. Drafting Declaration of Trust where necessary. 
 
Transfer of equity – drafting TR1 and dealing with registration formalities and liaising with lender when required. 
Corresponding with clients and all parties connected to each file by phone and email or face to face. Dictating and progressing files. Day to day management of a select number of files. 
 
Commercial Property experience. 
 
Implement the requirements for billing and departmental expenditure as set out in the business plan for the current year. 
 
Market the services of other departments to potential clients. 
 
Marketing for the department to include, networking meetings, article writing and any such work that is required. 
 
This role would suit an ambitious fee earner looking for a new challenge with a growing practice or someone looking for that next step in their career. 
 
Previous experience in managing a team would be preferred. 
 
Required Experience, Qualifications & Knowledge 
 
A comprehensive understanding of the processes involved in buying and selling property and also transfers of equity. 
 
Previous experience of working a in a conveyancing department including high level of client contact 
 
Experience of managing staff and a department. 
Marketing and networking experience. 
Confident working with Microsoft Office software (mainly Outlook, Excel & Word) 
Familiar working with case management systems
